What is a Short Sale? 

A short sale is when the amount of an outstanding loan is greater than the value of the home. This may be attributed to many factors, but commonly is a result of a declining housing market.

For many homeowners, a short sale is an ideal way to prevent foreclosure or bankruptcy when a negotiation can be made with the lender to forgive the difference between what is still owed on the loan and a sales price.

First, I do research to establish a true market value of your home, whether it is located in St Petersburg, Clearwater Beach, Tampa, Palm Harbor, Safety Harbor, Dunedin, Largo, Seminole, Gulfport, New Port Richey or any other municipality in Pasco, Pinellas or Hillsborough County Florida.  I will review the current conditions of the real estate market as well as the content of a seller's home to determine a realistic price for proceeding with a home short sale.

I advise any potential short sale home seller to contact your lender and inform them of the situation. They may even have a specific department that handles short sales. Ask about their specific procedures. Some lenders will be more inclined to work with you than others. They may be able to decrease the amount owed or make other arrangements. Lastly, remember that your lender will have to agree to the final home sale price.
